Accessibility Due Diligence Audits and Reports
O’Herlihy Access Consultancy (OHAC) conducts due diligence inspections to assess existing buildings and sites for compliance with the accessible design and construction requirements of the Building Control Act 1990-2007 (i.e. Part M of the Building Regulations), the Disability Act 2005 and the Equal Status Act 2000 – 2011).

Due diligence inspection reports produced by OHAC include a detailed assessment of all of the relevant legislation which is one of the key factors in determining the true value and cost implications of a potential investment. For example, if the investor is targeting potential clients such as the public sector it will be important to assess the implications of Part 3 of the Disability Act 2005 and to assess what existing levels of accessibility are in place in particular relating to the requirements of Part M of the Building Regulations.
Due diligence inspections conducted by OHAC are intended to fill the need for a more comprehensive understanding of the status of compliance often lacking in standard and general property conditions assessments and there are a number of benefits to carrying out accessibility due diligence audits and report.
These include:
- Identifying the existing accessibility shortcomings in the building/property/site (e.g. no accessible car spaces in the car park or the door in the accessible toilet on the ground floor is incorrectly located and therefore the WC is inaccessible);
- Provision of detailed recommendations to improve the overall accessibility of the building and to get a breakdown of potential cost.
- Mitigating risks and identifying investor potential liability (e.g. a public body may not wish to lease the building if it does not meet the latest accessibility guidance and standards).
- Providing a remediation plan for the development and providing cost estimates for compliance.
