Ancillary Certifier Part M
SI No. 80 of the Building Control (Amendment) Regulations (BCAR) 2013 & SI No. 9 of the BCAR 2014 came into effect on the 1st March 2014. The main purpose of the 2013 and 2014 Building Control (Amendment) Regulations is to strengthen the current arrangements in place for the control of building activity.
The regulations apply to all works or a building to which a Fire Safety Certificate is required; new dwellings and any extension of over 40 sq.m in a dwelling and the amended regulations require members of the design and construction industry to:
- Sign off on their design and demonstrate compliance with the Building Regulations
- Inspect and sign off on buildings at various stages of their construction and on completion, indicating that they are in compliance with the appropriate Building Regulations.
A Code of Practice for Inspecting and Certifying Buildings and Works has also been published by the Department of Environment, Community and Local Government. The Code applies to buildings and works for which Certificates of Compliance under the Building Control Regulations are required.
The purpose of the Code of Practice is to provide guidance with respect to inspecting and certifying works or a building for compliance with the requirements of the Second Schedule to the Building Regulations. It also sets out the standards, roles and procedures that should be adhered to by Building owners, designers, builders, certifiers, Building Control Authorities, Building materials and component manufacturers.
As part of the new requirements of the Building Control (Amendment) Regulations 2013/2014 OHAC now offers the services as an Ancillary Certifier for Part M of the Second Schedule of the Building Regulations.
